If you do about $40k in renovations the seasoning can be bypassed with some lenders, going off new appraised value and that would get you the 75% of the ~ $1.267m value or loan amount of $950k.Happy to chat further on this.

If you have rental verification they should go off your rental number though, maybe it's because it's a hard money lender.
