I'm currently in Hawaii's market and down payment here is too much for me, so i'm looking to invest in somewhere in the midwest (will narrow it down and select a state soon). 

Like any product, as you have more options, you start narrowing them down.

Once you set your criteria I find that investors have a much easier time to narrow down where to continue their due diligence and can start reaching out to other investors in those areas.

As far as my experience with REI, I have very little, aside from renting out a couple rooms in my home.I have been shopping for properties for the past month and narrowing down my criteria.
