mike, that's exactly what i was thinking. even at 5.375, the numbers for multiple homes would work in my favor each time.here's the downside.- i am at 8 and i can get just two more before i max out and can't get mortgage- 80k will get me a dumpy 1 triplex or ok 1 duplex that rent out for ~500 per door- 80k will be around 2 houses for downpayment and updates before it runs out- even in the summer i am having a hard time renting the latest one at $1125 (after a month without applications), so i am sure that is affecting my thinking as well.thanks for the suggestions.

After a while those LLC go out of business and they not claim the tax deed after 3 years.Furthermore they fail to pay taxes and therefore the land go to another tax sale.As far as understand, the tax lien certificate owner has to claim the property, the tax deed is not issued automatically.What happens in case of multiple tax lien certificates older than 3 years.Does the tax lien certificates expire?

Don't think there is no competition in small towns.Larger cities will have more people involved in RE, the competition may be more sophisticated, bigger players, more inventory but more feeding off it too.Smaller towns usually have slower turn over, a property that's difficult to sell is easier to buy.
