I also am fine closing my purchase in cash, and refinancing shortly thereafter (or even down the road in 6-12 months).So for my questions:1) I've spoken with some mortgage brokers- they all seem to charge a lot of upfronts and are telling me I need to do a DSCR loan.

I have some family ties to the area. 

Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

Licensing can be such a maze to navigate, but getting it right is key to protecting your projects and investments.

Hey Rich,I'm only at 21 units (closing on another 4 next month), but I work a full-time job and also got my real estate license this year, so my plate's pretty full.
