Just thinking ahead another step... if a cosigner doesn't meet the standards I've set forth (lack of income, subpar credit, etc.) would it make sense to move forward with two instead of three cosigners, or should I require that the student find a different cosigner?

On that wall backing to the basement steps, it looks to be about 5-6 feet, I would add either lower and upper cabinetry for dishes and small appliances or a large reach in pantry maybe both if the wall is longer than 6ft.Doing this will give you a really nice big "L" kitchen plus a pantry and washer/dryer off the kitchen.

Now I know that is probably high for the units I would be renting, but after doing the calculations it seems like I would be paying less with this house hacking method than by renting to someone else.
