Hey Tom I have a lot of experience here in Pinellas County, currently managing about 65 units.I would recommend staying out of Tarpon as they are strict 30 night minimum rental, and the demand is not as high as Clearwater/St Pete which also have 30 night minimums. 

You could even say- I know it's early but we are lightly thinking about next year and decided if we have to renovate (or whatever).

In my tests, at least, a service contract like a listing would automatically end, but a purchase contract should be honored by the estate unless the court decides it shouldn’t.

The management company that I use insures tenants that they place that meet this criterion (also a minimum credit score, etc.).

I have owned rental properties for years, but am new to managing them myself. 

Find the right agent who can connect you with the right lender, contractors, and property managers. 

I'm closing on a duplex in a couple weeks and I'm considering using a property manager vs. self-managing.
