The claim I have heard is that LLC are highly customize able and the operation agreement needs to be setup properly.

I customize everything to the investor.

I know I'd have to customize it but it would be helpful to see what they usually say.

Is upon receiving a listing we can call customer service at our title and escrow company and in 90 seconds you can determine if there are any liens mortgages or any other impediment to closing.. 

That is an ideal background for the property side, and if you handle customers all day, you may have many of the people skills down, too.

@Wayne Brooks, the property appears to be vacant from the several drive byes that I have done but when I called customer service they said that since it was originally listed as occupied that I will not be able gain access to the property until I close.

Your tenants are your valued customers, without whom you've have an empty house.
