Also the idea of doing private questions to pro’s would possibly create more traffic for the pro’s, but I think it would lessen the quality of the site overall, since then people would be asking the same questions repeatedly since it’s not available to search for.While sometimes it is daunting to ask questions, this really is an industry of learning… so people need to face those fears, just like they do with making their first deals :) Of course try the search feature first.I am really glad that I stumbled across this site, and am finding it to be a very valuable resource.

Additional thoughts:Instead of making a single influence category, we break the system into different weighted categories to calculate an overall score that is simply on a 0-100 scale.This could take into account things like: a) votes, b) some average pertaining to the number of times/categories the user is deemed an expert in c) contributions to the site (inviting members, posting, participating, sharing) d) trailing time period activity level (eg 1 month), e) testimonials, f) negative factors (violating the rules, spam, times a user is flagged by other members or some other negative 'handicap')So, the most "influential" members would have a score closer to 100, while the least would be closer to zero.

Problem with satin is that all finish starts out as gloss and then they add an additive to lessen the gloss so satin could flash on you which makes the floor look crappy.It will take an extra cost however the HUGE added plus is that if you have a future repair or scratch to remove trying to match stain color is almost impossible without resanding the entire floor.

Real estate law is a big game and there is not a lot out there for small players (if you're not buying $5million in RE annually or syndicating)...I personally use lawyers to structure complicated deals I can't figure out, to provide a letter of intent, draft contracts, and close deals.I found a 40-yr RE lawyer who drafts a note/mortgage for $250...worth his weight in gold....I would caution going with a lawyer that does not own investment property or work exclusively in RE.Best of luck!
