My tenants informed me on Wednesday, (2 days ago) by text that they think there is a leak in the roof above the master bathroom and sent a picture of what looks like a slight bubble in the sheetrock paint about 2.5 inches in diameter.

@Hannah Singer The big-ticket items are the roof, mechanicals, flooring, tree work (if needed), major electrical or plumbing (if needed) older homes are more expensive to renovate and this one was built in 1958 (not too old).

When I spoke to them about the situation I told the tenant this was unacceptable and disgusting... now she says I am a different culture from her and the way I speak to her is not "ok" and she made it sound like I was being prejudice when I mention all the things that are wrong with the property......I do like them , they are a nice family just might be a bit clueless or just playing dumb, have ad a leaking faucet for years and never mentioned it... etc etc..

I am trying to buy a rental property that looks like it is going to need roof replacement and maybe other repairs after we do the Inspection, we are going to buy it cash and wanted to make whatever repairs needed before I try to refinance in few months whenever I can?
