I started in 2021 while being born and raised in San Francisco and found it really hard to find properties where the numbers and landlord laws actually made sense and I wasn't running a negative with only a hope and prayer that they would become cash flowing properties someday. 

For local specifics, I would recommend starting with the Arizona Landlord Tenant Act.

We have land (already paid off and just pay property taxes) but just haven't bought the home to place on our property. 

(I don't have any children to pass it down to, and I can't take it with me, so I'm not concerned about defering it forever.)Also I have ZERO desire to become a Landlord of any kind. 

Upon speaking to the tenants, they claim:-The previous landlord paid for Pest Control inside each unit.

Account Closed tenants always try to make their problems the landlord's problems.
