My advice would be to focus on building a strong network—connecting with other investors, wholesalers, and real estate agents is key.

I am a Dan Diego RE investor and most of my purchases were easy to see that they would make money.  

As it was mentioned before, I would reach out to local investors, folks who have property management companies, and find out the market rents, vacanies, and demand for the type of homes you are purchasing.
