Purchased a property through a probate sell with title insurance a few days after closing I had a buyer set up to by my property for 165K profit, (Another investor ready to go) they had money in escrow and we were about to close pending clear title ( i had a binder was thinking easy money).

For example, one could cash flow $2400 on a $200k purchase here in Maine if your first month was July.

Perhaps you could say I am an experienced property investor, but I have precisely zero experience purchasing real estate in your country. 

I read your post from several years back - ”The Ultimate Guild to Grading……” very informative, and I’m assuming most of the insights still holds true +/- market changes on price points -   

I’ve represented several out of state buyers, and even one out of country buyer, who purchased investment properties here without seeing the property first. 

It would have to be dscr or something similar rather than conventional.Rob, I am familiar with a group that might be a good fit, but you would have to purchase a few at once to make it work, as they have a minimum loan amount of 75k on a small portfolio, but single properties at ~$55k would be tough, even for DSCR.

Buyer could either, purchase the house now, while seller continues to make all mortgage payments until he is out, as well as NO Seller finance payments to be made until seller is out.
