@Josh Lyons There are advantages in most entities, but I prefer an LLC for tax and asset protection reasons.

Ideally, response with a full color analysis would be appreciated instead of just individual pieces. 

Ask if they have done straight assignments or double closings and if they have a preference.

There's no reason to not still require the standard month in advance, and then each subsequent fortnight you could get 1/26th annual rent (rather than 1/24th).Or, if they prefer to pay the 1/24th fortnightly, why not give them the 12th month "free"?

Reserve funds usually aren’t a problem assuming you are saving for retirement at a job as I’ve always been allowed to use 401k/Roth’s as reserve funds. 20 loans ar available if you get 10 and your spouse gets 10 each individually. 

However, even though I have $50k to invest right now, I would prefer to go the traditional lending route for the first few which would require another FT job.
