The last time we were at these levels was at the height of the housing bubble.

When land is no longer available in an area for development then people either reface existing property or tear down existing and build new and possibly go higher in density and height.

As we look at our growth from 2015 and where we are going in 2016 we are looking to add people and roles to our management operation of our Chicago portfolio(Bronzeville, Washington Park, Wood Lawn, South Chicago, Calumet Heights, & Deering) under management.  

I have a small rental in Garfield Heights that I am in contract on and considering putting a lease with option to buy on it with the current tenant.  

Pull toilet & vanity unless the vanity is a serious problem to get out and tile underneath - one day you'll want to change that vanity and it won't be fun with partial tiles, not to mention the vanity get shorter as you add height.

Are they too steep, the stairs the wrong height or worse, various heights, or too shallow to fit a foot?

Airway heights is also close by and has similar draws, (air force base)so I'd love to hear about that too.

If you do the management you can bump that up some.To give you an idea i bought a duplex over the summer, in emerson heights(not the greatest area,but not a total war zone either) that is a 3/1, older building(higher long term expenses) and I paid 59k(which i now believe to be too much)  i get rents of 600 per side. 1200 total.
