Years from now when you are ready to retire on a huge pile of money, that 75k will be a distant memory:) It seems to me if you work at this business hard and long enough, you're going to lose some money along the way....just don't make it a habit.:) Keep doing what you're doing if its working....just make small corections as you go to fine tune your program for you.

I would not assume that on BP, which is why I said small multifamily.In my experience, the working definition for commercial vs residential when considering properties that are exclusively for habitation is at 5 units (which is how my broker defines it), but that doesn't mean it might not be defined differently elsewhere.
