I would factor in your personal finances into this.I'm not saying real estate investing isn't lucrative, but on a macro level in the next few years I expect to see a down turn.   

If I wanted to qualify for a bigger mortgage, I could work more or plan to take capital gains to achieve that income level. 

Unfortunately, the areas you're targeting are a bit beyond my expertise/comfort level.

The problem with most people doing BRRRR is the level of debt and LTV they are at when the refinance is complete.
