If you think rates are coming down next year, i would do whichever gives you no PPP. if you think we are going to be in this interest rate mess for a while, then i would consider something longer-term. also, you mentioned ARV and rehab budget -- this tells me you intend to value-add, and will want to access that equity down the road....Im not here to tell you what to do or what not to do, everyone has a different level of risk tolerance. so take this next part with a grain of salt: I think you're trying to take on too much for one project.

This actually extends to first time renters as well...it is surprising to me how often people do not understand basic functionality of food disposers and plumbing in general; circuit breakers; GFCI outlets; 110v vs 220v outlets; ceiling fans (pulling air upwards, or pushing it down?)
