I would strongly advise against charging a fee, it comes across like you are a scam.     

That same house was a result of a senior citizen getting scammed by an elder-abuse wanted felon who specialized in taking seniors houses (what a thing to specialize in, eh?)

It was a scam. 

One rental was for $1,100 in westland and the other rental is current in Livonia for $1,025.Both had ghost ads on Craig's list, multiple people were scammed.

It looks to me like you are being scammed.

The turnkey operator turned out to be a convicted felon running another scam (actually I think it was a legitimate business for some years - they renovated and sold thousands of foreclosures, but must have gotten in over their heads).
