You have sub-standard and low in come on the left, then it rises up to functional tenants, at the median point you have lifestyle tenenats and then it drops down to luxuty and ultra luxury with very low volumes.Functional tenants are those who just need certain functions for the cheapest amount, lets say 3 bedrooms and a garage.

My plan is to button up the shell (roof and soffit repairs) and give the exterior a face lift and then get it to a "presentable" level of functionality (HVAC, electric, plumbing etc all working) but stop there until securing a tenant.

I decided to to list it for 750 because the upstairs bathroom is very small and has a low sloping ceiling which makes it quite unattractive and less functional!

@Thomas HatleyHi Thomas,Many of these people are on government paid for medication and can be functional--perhaps she is one of them.Maybe go knock on the door and tell her she has to leave in 2 weeks (or start paying you rent) because reason X (with sellers permission) and see what happens.If she pays (or has been paying in cash secretly (move her to on the record payments)--you might have a good long term tenant.
