I forgot to mention I was able to collect flat water fees from 3 of the 4 tenants at $30/mo in the leases so that in essence bumped rents closer to $650.

They have a standard application along with background and credit screening that charges directly to the applicant. 

All guest screening (background checks, meeting guests, etc.), security (cameras, noise detection, security policies, etc), cleaning and upkeep would be provided by me and my company for the duration of the lease.
