If they can't buy your friend out of the deal and he will have no personal cash in the deal or a requirement to guarantee the loan, sounds like he's in a perfect scenario and just needs to ride this out for the long-term profits.Am I missing something?

For example, if the debt was a car loan with a relatively low interest rate (2.9%) and set payments and payoff schedule so you knew that it was going to be paid off in the next 24 months no matter what, then I'd probably say let it ride and focus on your savings.

The tenants should also expect to be responsible for cleaning up the animal's waste from the yard.Another thing to change in a timely but non-retaliatory fashion is to require the tenants to carry renters insurance,  in case their lovable ESA bites somebody.Plus side is at least you are getting a golden retriever and not a pit bull,  or a herd of ESA goats or something.
