For the current arrangement, I see no reason not to ask the investor to sign an exclusive buyer brokerage agreement AND an exclusive listing agreement at the time you find a potential property.

Another thing to consider is the IRS's 2/5 Years rule for capital gains exclusion for primary residences (assuming you have, or will have, lived in the condo for 2 years before you are redeployed).
