It’s really hard to tell from the pictures everything that would be needed but if the jacks are sinking into the dirt, then they probably weren’t installed properly in the first place.

I've always thought that paying trash ensured it gets picked up - but that may be a carry-over thought from my California days. so I pick up a small part of the water bill.  

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

Is there a government inspection process of properties to ensure that new rentals are safe/ suitable to rent?   

However you need to consider; is the framing and HVAC done properly?

I'm a huge fan of debt, properly used. 25% isn't sustainable.

Our primary focus is cash flow, but the other 2 help balance and ensure a solid investment all the way around. 

I think this is a great idea, as it doesn't force me to have to look tenants again, but I'm worried about how do I ensure that the rent I'm charging stays with market rent.
