I wouldn't give too much thought to his financial position, because it could go any way; he might be a billionaire because he's a shrewd negotiator and enjoys pushing back, and at this point, he doesn't NEED to sell.

He is reluctant to move strongly toward real estate, wants to take a "I'll watch you approach."

I like class B , value added, affordable housing etc I would enjoy connecting with others on here.

I had watched this market for 3 years and it really is a pretty desirable set up in this area. 

Honestly speaking I enjoy the hunt of finding deals more than the actual deals themselves, so I don't mind spending tons of time analyzing deals and driving neighborhoods every week.
