I really encourage you to have faith in your abilities and if you find areas you'd like to improve in then pursue guidance but I'm excited for your first deal, don't let yourself keep you from making the future you want!

Good loans for people who don't fit the Fannie/Freddie mold.I know that is a lot of information so feel free to tag me with any questions.For any future investors who would read this post I would encourage everyone to be prequalified ahead of time. 

I wanted to build some quick cash to reinvest into buy and holds but needed to make some additional capital first so I thought a flip would be best to start How did you find this deal and how did you negotiate it?

I also like quick turnovers when a vacancy happens.

However, a lot of eyes are on these so the prices get pushed up quickly.

Also depends on what you’re trying to quiet. well that sure takes the risk out of doing these deals if this can be done this quickly  

The systems and processes we have built during this year from the previous purchase has really helped us by identifying concerns and how to address them quickly and confidently.  

We like the ability to move quickly by paying cash but are concerned about having our money tied up.  

@Greg Raymond If real estate is your passion, you are better off spending time with people who will reinforce and encourage you in the right direction.

Or maybe he is a scammer and needs to move quickly before the real family gets wind on this.You can record anything, it does not mean the person selling had the right to sell.
