As the rest of this year marches on I am going to be posting updates here for encouragement and accountability.

So obviously, my own personal 2cents would encourage you to look at job growth and population growth and types of industries/employers in the area, but also the property tax rate, because even a fantastic growing and "emerging" area can prove to be not-so-lucrative as a result of high tax rates. 

Individualizing fees in any business is a good way to encourage disgruntled customers.

We are totally ok with paying these fees, and also the hike in taxes compared to 2015 there is a difference of 300 dollars or so prorated for 8 months, its just that the audacity of the seller and the unwillingness to work with us is encouraging us to walk away from the deal. 

But to give her a taste of what cash flow is like, I finally encourage her to sell the house with seller financing to a rehabber for $106,500.We put a balloon on the note so she’d get payday #2 in about 6 months.
