We have about $20k liquid to start investing with if you don't count our emergency savings and retirement/brokerage accounts.I've seen some potential properties on the Southern Indiana side, as a new bridge on the east end of the Metro area just opened in Dec 2016, providing shopping opportunities and a much shorter commute for people working at the local Ford plant nearby.a) How do you structure yourself - LLC is best?

My personal opinion is that having no cash reserves is just inviting problems, so I don't think I would dump it all on projects that aren't emergencies.

She will avoid an eviction on her record, not incur further costs, and might prompt her to stay in the hospital longer.We recently amended our emergency contact form to include a section of the form where the tenant gives permission to a person they name to remove their belongings from the apartment "in the event of their unanticipated prolonged absence from the apartment".

The FHA loan seems to be the only option I have seeing as I do not have enough capital available on the front end for a conventional loan down payment of 15-20% (I do for some properties, however, I would then not have any emergency funds, which I do not want to do).

I had a stupid tenant make a comment to me about smoke alarms and kind of to the tune of if you put that back up in the hallway and it starts beeping I'm just going to rip it out..I called the fire department from the parking lot,, said it was a non emergency,, that a tenant had threatened to tamper with my safety equipment and wondered what to do.. they came out and talked to the tenant right away.. never another word was ever mentioned from that jerk again.

I have a number of friends in the Meyerland area who woke up to 3-4 feet of water and have pretty much lost everything as their homes are completely submerged. 19 people from our church have evacuated and are in emergency accommodation with 2 families (one with a pregnant wife) are trapped in their homes and cannot get through to rescue services.I live in the medical centre district and the water was 2 inches up our front doors, but luckily only got a little wet, and quickly went back down to the road when we had a little respite.However, I know that Houstonians are resilient, and will rebuild quickly!
