Why not have him pay rent electronically (using PayPal's free option or one of the many other free/cheap options)?

I personally wouldn't want to accept cash because I would like an electronic paper trail of sorts. 

Rent is due on the 1st and even thou she submit electronic form to have it automatically withdrawn I doubt she will pay it.

Cash payments can't be tracked easily and  electronic payment options are plentiful -all you need is an email.

Place has an entirely open window, the bank’s electronic lock doesn’t do a whole lot when it’s wide open.
