I'm looking to upgrade to a flooring option that will look nice, hold up over time, be easy to repair, and not break the bank.

Three places I look to upgrade flooring, kitchen, and bath.  

Over the corse of 4 years, values increased and also completed some cosmetic upgrades.

We upgraded the kitchen cabinets, sodded the yard, added a sprinkler system on the well and raised the rent by $200, from then on the renters were quality renters that paid and we were able to steadily increase the rental income.

We installed a new kitchen (fixtures, appliances, some plumbing upgrades), new baths (wall/floor tile, vanity, fixtures) and paint/minor carpentry.

Additionally, you have to run the refrigerant lines to each indoor unit and allow for a place to drain the condensate.Electrical service: If you only have 50-amp service, for example, you'll need to upgrade.

If you're not worried about the property appraising well, then save the $400 for some upgrades on the property.Lastly, I've made several all cash purchases this year and then turned around and pulled out 75-80% of my cash right back out and the lender just used the purchase price as the appraised value...Hope this helps!

We have to do some upgrades to the security system, and other things, but overall, I think it will make the building more appealing to others. 

Then again, I could shop around for decent used appliances from upgrading homeowners.What’s the smartest choice here.
