Residential Code of Ohio Table 302.1 requires the common wall for two adjoined houses on separate lots to be 1 hour fire tested in accordance with ASTM E 119 or UL 263 with exposure from both sides, for each house; total combined fire rating of 2 hours.

@Mark S.You hit all the points.It won't show on credit for the most part (some lenders do report on credit), but when getting underwritten, the properties will be found on Schedule E whether in LLC or not.

Then look at your overall Schedule E (or C, 1065. 1120, etc... depending on how you report) to reduce your expenses.

Elizabeth Colegrove we actually bought on an E-4 income so we used up the entitlement and then we had a portion of the loan above the allotted amount covered by owner financing.
