And to be clear I have no issue with normal concrete block with wood framed walls and trusses, my house is built that way and I bought it intentionally after seeing my Dad work feverishly to keep a wood framed home free from rot over 25+ years.

I'm with @John Underwood .We started with a cheap propane grill (the 'cheap' part was the mistake) but it rotted out quickly in the Galveston salt air.

@Michael Wolffs We just finished replacing a 12' section if external wall and sill plate that had rotted as the result of a through window/wall AC unit that had allowed water to leak down into the wall for a prolonged period of time.We also removed a through-wall natural gas furnace at the same time and applied 3" of closed cell foam to the external walls on the main level.

I think we will see these go up as the out-of-state investment money starts to dry up and less buyers cause prices to go down.
