@Chelsey Hamill Thank you for posting this question as a real estate agent in my state sometimes it is difficult to answer questions like this one from my clients who have similar profession as you.

Selling a deal is not difficult if you contract it at a good price.

@James Smith, those areas of Nashua are the worst areas, and therefore the tenant base is more difficult. 

Extremely difficult to find a good one that cares even 50% of the level you care for managing your investments. 

Unfortunately and too often this group is represented and accepted in the legislature and in the media as representing HOA home owner’s interests making awareness on the facts on this abusive practice difficult.

Of course that would get my attention, as my license would be suspended until I repaid the bonding company,  then issued the county a new bond, which may be very difficult & expensive to get any company to write.The State of Arizona actually charges every contractor a fee of about $500/year, and runs their own fund that allows any customer to collect up to $30,000 for damages.  

Tenants hate garish colours and you will have an extremely difficult time renting it if this is not fixed.

Please note evictions for violation of the lease are difficult to win.
