On the other hand, buying a value add B class 100 unit mixed use building in a closed city at 5 cap sounds crazy to a lot of folks on BP, but if you can come in and, using your established systems and process, clean up some units, narrow the loss to lease, cut energy use through software updates, pretty soon you the same property now yields a 8 Cap.

There are places that will pay you to live onsite....so exchange work for rent.Places that don't have onsite people often need people to do routine work...fix doors, paint, cleanup, cleanout.

When we moved out we left her an e-mail informing her that the air conditioning units were in her storage shed and she responded that it was okay.Now two and a half months after moving out she is threatening to sue us unless we clean up the yard and return her "new" air conditioning unit that was old when we moved in two and a half years prior to its disappearance.Should I be worried at all or is she merely trying to get freebies out of me since she's about to put the trailer on the market?

Whoever buys the house now is likely going to approach it as a project, not necessarily a "home" - which means you're probably not going to get as much as you are hoping / thinking.You might end up having to pay 10k to get the rest of it done and to clean up whatever needs fixing, but you would be selling the house to a different type of buyer.
