The defining factor of success is not knowledge, but rather action.

That will define how successful this deal is.

Property tax is an important component of due diligence and cash flow calcs so the accurate 2019 tax assessment amount is very important.

@Meaghan Simonich the best advice I can give you as an out of state investor is to clearly define your criteria in terms of the class of properties and neighborhoods you are comfortable investing in and knowing the areas in your market that fit that criteria.
