Lawyer alleges malfunction has to occur for it to be legit, but I had a broken septic pipe previously that was revealed during routine maintenance even though the septic was still functioning ok so he is just wrong about that.

Once you get a renter in place and start operating, consider all your routine costs - property taxes, insurance, local licenses and fees, maintenance and gardening, utilities and city services (that the tenant doesn't cover), tax preparation, legal, landlord association dues.. and put extra aside for non routine repairs and capital expenses.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).
