Also, as long as you're not at the top of the market for what you have and if your place is in nice condition, you could position yourself for people trading down-instead of a family renting for $1200/mo with more convenience or amenities, they may look to your $800/mo that's 2 miles away and think it's a worthwhile trade off so you don't have to lower rents as much.
