Maybe some specialty programs exist for prefab homes or a custom ADU builder might have his own lender partner they could refer you to... but unless you yourself are an experienced home builder with a track record in ground-up construction, you're basically looking at a hard money or a HELOC.

I have also explored Puerto Rico as many crypto companies and young millionaires are moving there.

A super basic step one would be to set up a "newly listed within the last week" custom search on Crexi, Loopnet, whatever.

Started working with lender and title company getting everything ready for closing. 2 weeks after signing the seller passes away.

Now, this is just for an example….hopefully no one is actually doing this as you would make $0 as a company.

There are turnkey companies in the US that provide investors a completely renovated and tenanted property.
