Any market can work, you should consider a market that you have some 'competitive advantage' compared to others.Think of an area that you grew up in, went to school, visit friends / family, visit often, best of luck.Also, do you have any experience in rentals / short-term rentals.Air-bnb's hosts have become 'commercialized'.You will not out-perform a host who has years of experience, does this 24/7 and has a team of support.Best of luck.

@Morgan Alema - If I were in your shoes, I would prefer to sell, scoop up at least $250-500K of tax free money since it was your primary residence, buy something modest in your new city, and leverage the rest into cash flowing assets, be in real estate or businesses.

As for the SkipTrace feature, it works and help you identify DNC labeled numbers, however at a wholesale standpoint you wont be able to cold call those number which make it useless, There are free resource that you are able to use just as good if not better at some times but they do not give you the do not call labels.

I signed up for the "Free Trial".

Because it blew budget, I in effect worked just over 2 months for free. 

I would add to what he said and reinforce getting out of Venmo and into a free landlording app like Azibo which will pull direct from their bank account and add late fees automatically.
