There are many points of view but I think that covid-19 and the recession it causes may not influence the real estate market to the extent it influences other markets.

Will it just cause the growth of prices to slow down or will it actually cause a price decrease?

We never do any type of an inspection with the tenant present, it always causes problems for both parties. 

However, we also know problem tenants that were not paying rent and in the process of being removed get a few more months free rent and causing problems.

It took a very long time but we were finally able to sell that property for a nice profit in 2017.One important distinction is that the cause of the last recession was the real estate market bubble bursting which caused prices to tumble.

There are A LOT OF TRAPS along the way that can/will make the deal fall through (and cause you to lose your earnest money).

But particularly if you are already tight on cash flow, there is no harm in trying to free some up.
