At this point, and I have barely scratched the surface of learning the neighborhoods, most of the properties I have driven by (due to the attractive purchase price) have been in areas I would hesitate to invest in as they are particularly run down.

Posting the notice is essentially just a reminder to the tenant that they have to pay or face consequences - you don't need to wait until the end of the notice period to file an eviction, since it will take 3-4 weeks after you file before the court date anyway.  

One other thing to consider, if you leave your job (your choice or theirs) you'll have to pay back the entire balance within a few months or face painful early withdrawal penalties. 

Seems like it will be a 4-5 month renovation project and our appraiser/realtor advised that we can even list at $560,000 in the future since there is barely any inventory in this area.
