Houston is fairly active on here!

Since I'll need two years of an active broker license before I can act as my own Broker in Charge (BIC) for managing other owner's properties, does anyone have advice on how to recruit a BIC?

Need a little more information but it seems on the expensive side.Yearly taxesCondition of house (age of roof, windows, HVAC), hopefully these are all newer since house was built in 1967.3 or 2 bedroom, integral garage or street parking, etc?

Experienced investors know sellers don't allow every random person off the street to just come and review tenants information and walk through their units....Edited to add.

Recently caught the REI bug and lenders I've talked to will approve $40K-50K max due to the age of our accounts and lack of activity opening new lines of credit. 

Pinnacle investments, smartand, Memphis invest, turnkey properties (formerly Memphis turnkey), Ohio Cash flow, These are just a few that are active on BP.

i keep reading different articles about active and passive income, you say this will be passive, what would constitute it as active?

Quick search on the forums will indicate that all 4 areas you've mentioned have solid activity (buy and sell). 

Almost every house sold on my street (A Class neighborhood) won't work.
