Our OOS venture had property taxes going up at a significantly faster rate then the rents then the property got hit by hurricanes in back to back years (Golf Shores, Alabama). 

I believe that yes you are required to provide a heat source and I don't think that includes portable or temporary units.  

There’s always people who need temporary housing after they bought or sold a home, college students needing housing for a summer internship, traveling medical professionals, and the list goes on. 

I'm thinking about trying a medium term rental/temporary housing in Boston when I leave my current property for a house hack in the near future.

The conversation was on the whole very good as there were some things that I hadn't considered that my wife and I need to tend to in order to shore up some potential areas for vulnerability.Stuff like building a trust to secure our assets and make the transfer of not only financial instruments, but also real estate to heirs.What was a less productive part of the conversation was his penchant for arguing that buying equities is a far superior investment option over a robust real estate portfolio.  

Hey guys,I’m currently looking to see what I’m looking to spend on completely rehabbing my 1100 sqft home complete with basement, & adding a deck, in the Shore Rd. area of Westerly RI and if there are any recommendations with contractors in the area that are fair with pricing.

The toughest part is getting in there, getting material in there and working. it is a labor intensive job, which would be your main cost. 1st thing is to clear all the debris that the inspector said was in there then you would have to temporary support the floor joists as you replace the beams that are cracked/ broken. others you can make a 2'x2'x1' deep footing right next to the block, once that hardens pot a small post or cement in a new block to support the beam, then remove the loose blocks. 30K seems like a lot, but it could run you between 10-20K, the hardest part would be finding the contractor that would want to do the work, i have worked in bad, tight spots and know how it could be, i wouldn't even take on a job like that.

We would just use temporary jacks to re-level the house next to the settling pier and either put in a new pier or pour a new much wider pad.

There is evidence of previous water flow (Photo 4).As an abundance of caution, the piers should be shored.
