The buyers agent actually pushed back when we asked for an official loan denial letter, which rose red flags making it look like they had to ask the lender to be denied.

and this market while not red hot multiple offer type market its quite consistent .. so the risk/reward on this was I risked the 125k BEFORE we were annexed and certainly before approvals..

While certainly not enough info to draw any hard conclusions, see the red flag for what is is worth at this point.If they don't answer or respond to their cell phones, meet agreed upon schedule for assuming utilities, signing the lease and moving in, are they displaying the characteristics of tenant you would really want?
