Mortgage interest payments are tax deductible to some extent and a fixed monthly payment decreases in real terms, so those are all arguments for high leverage.That being said there are no free lunches here.

@Stephanie P.As far as decreasing my percentage of the ownership I’m not sure as to where that comes to play.

Try to keep the tenant even if it means no increase or a 2% decrease.  

I do have access to heat maps which show what areas of Newark have increased or decreased over the past 12 months.
