There are several comps around it that are listed at 1.2 million+ so I believe that if we put in an offer and it's accepted in that range, there will be built in equity.

IE I am the buyer I don't need a realtor or wholesaler between me and the seller... but in the mid west in these cash flow homes we have just not had to do that as there is simply plenty of inventory.. at least for the numbers my vendors want to make.And for the whatever its worth file there is no such thing as buying with built in equity.. its worth what you paid for it when your tlaking mid west rust belt.. nothing and I mean very few will sell for refi appraisal values.

But if the equity play is that important to you then I My suggestion is that you do arbitrage and then put the money you would have had in equity into a better asset class such as multi family to hold your wealth.
