In this age of Internet and public records and ease of access, It's very difficult to stay off the radar.Everybody leaves a digital footprint somewhere.Here are some basic tools I use to find people.Free first:Whitepages/anywho/zabasearch/Google is the most underrated tool to finding a person.

A lot of great options out there for self-managing if you decide to go that route; aside from providing the basics (listing, tenant screening, digital lease creation, rent collection, and maintenance tracking) some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus).

It's also in digital form, so you can tweak it to add sections, like parking, etc.  

With any things digital their is a reciept you can rely on.  

They can digitally sign and then it's all tracked and archived in the same place.

If it's low double digits I can hit that passively on real estate with no work versus running a business.If your hitting 20's and 30's I can see it being worth it.Have you tried getting an option on a strip center your restaurant goes into or the free standing building.
