There is not going to a standard LLPA (price hit) in addition to the ones already in place, but rather, Fannie Mae will not purchase rental property/second home loans from an individual lender when it makes up over 7% of their delivered loans to Fannie Mae.Translation: Fannie Mae will warn lenders that excessive loans (more than 7% NOO/2nd) cannot be purchased.

We instituted several things about 9 years ago- we put 12 filters in the house with dates on them and then take a time stamped photo of them being provided, now 9 years later, we use a company called second nature to mail and deliver them to our properties (right at the front doorstep), they have a date and logo on them, as well as being charged to the resident as a part of our resident benefit package.This way, if there is a problem with them not doing what they are supposed to do, the cost of repair, cleaning etc… are all on them.

What the team did over in AZ was that they were letting them know with a brown paper bag and to leave any items they would like to be donated to the local Food Bank and to just leave the bag outside as they would pick it up and deliver to the bank in the coming days, a great way to introduce yourself to a neighborhood and potential clients!

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.
