Keep in mind a platform that was built for smaller DIY landlords (1-15 units), whereas some of the larger platforms might not be as cost-efficient, whereas a small one built with DIY landlords in mind offers state-specific leases (based on the property address; uses that property address to import all necessary local clauses into that residential lease and allows you to add custom clauses and renter rules to it as well).

I would venture to guess I get 15X more responses VIA Facebook (of course, most applicants don't meet the rental criteria but I digress - it's how I've filled most vacancies when I've purchased a new property). 

Turnkey or a more DIY (build your own team of agent, contractors, PM etc) can both work, it just depends on your wants and needs regarding time investment and control.

I would not encourage you to DIY it. 

For those who offer joint ventures, do you assign the note to the capital partner?

Before you venture into hiring a property management company though, verify with your municipality if short term rentals are allowed and what the licensing requirements are to get started if you haven't already.

Your part as the investor is to orchestrate these people and the property into a profitable venture.
