There might be a portfolio lender willing to do a construction loan.I strongly suggest getting real solid estimates for ALL work needed, even work you expect to be DIY.

It takes months if I DIY and I have to take time off my day job.

For those of us who haven’t utilized a company like yours ( DIY types) can you give us an idea of your companies take of the profits?  

On paper, it may be enticing to DIY and save $500.

Pretty inexpensive and easy for the diy guy/gal.

So make sure you add extra due diligence on if you DIY.

I still have not reviewed other leases to see if they are structured as a gross or triple net but was wondering in anyone in here had links to some easy DIY templates for commercial leases or should I only attempt to do this through an attorney or professional property manager.

Judges in CA courts in my areas are very punitive when it comes to DIY property recovery.  

It all comes down to the numbers and if you can prove to them you can pay them back (credibility kit, easy to work with, responsive, etc).
