Just found out that the studio behind my main house property doesn't have access to hot water since the only water heater on the property is in the main house, and it's too far away from the studio to actually work.

Does it mean that an LLC that sells used goods on Ebay/Amazon with non-accredited investors can invest in syndication as long as it has more than 5mil assets?

(I even "house hacked" a studio apartment with a couple of people if you'll believe it... would not recommend, haha)Regarding irresponsible behavior, I imagine it wouldn't be worse than a normal tenant if you screen properly and do your due diligence.

i'm no plumber but this sounds like something very, very bad could happen. i'd get that addressed asap. i did see some hoses for gas applications, but still sounds sketchy inside an occupied unit. as far as those electrical items, probably two hours tops. i would go with led recessed lights that don't need cans and can be in contact with insulation. i scored some last year from amazon for $100 (12-pack, i think). you can have a hole drilled out with a special tool that attaches to a drill in like 30 seconds.
